About the Role:
The Senior Construction Manager is a strategic leadership role responsible for overseeing the successful execution of new restaurant builds, relocations, and remodels across a designated geographic region. This highly experienced construction professional leads large-scale, complex development initiatives, serving as the key liaison between internal teams, franchisees, contractors, and vendors. The Senior Construction Manager drives all phases of the construction lifecycle—from pre-construction planning through final delivery—ensuring that projects meet Subway’s brand standards, timelines, and budget targets. This role plays a critical part in advancing the organization’s growth strategy and operational excellence through expert project delivery and cross-functional alignment.

Responsibilities include but are not limited to:
- Strategic Project Oversight: Lead and oversee end-to-end execution of multiple high-impact construction projects. Develop project plans, budgets, timelines, and ensure consistent adherence to Subway standards, quality benchmarks, and operational requirements. Provide strategic input on process improvements and construction methodologies.
- Stakeholder and Franchisee Leadership:Serve as the senior point of contact for franchisees, general contractors, vendors, and cross-functional internal teams. Provide strategic guidance, communicate project goals and progress, and manage escalations with diplomacy and authority.
- Field Oversight and Quality Control: Conduct regular and milestone-based site visits to monitor progress, ensure construction quality, validate compliance with safety standards, and proactively resolve field issues. Lead construction readiness assessments.
- Issue Management and Risk Mitigation: Identify risks and implement mitigation plans to avoid delays, cost overruns, or quality issues. Resolve conflicts across contractors, permitting agencies, and franchise partners with a focus on maintaining project momentum.
- Cross-Functional Leadership:Partner with Real Estate, Design, Operations, and other internal stakeholders to align timelines, scope, and deliverables. Champion cross-functional collaboration and lead alignment meetings and status reviews.
Qualifications:
- Construction Management, Engineering, Architecture, or related field
- 5-8 in a senior or lead construction/project management role within a retail, restaurant, or multi-site commercial development environment
- Extensive knowledge of commercial construction practices, permitting processes, building codes, and timelines specific to quick service/restaurant development.
- Demonstrated ability to lead and deliver multiple complex projects concurrently in a fast-paced environment.
- Exceptional leadership, negotiation, and decision-making skills.
- Strong interpersonal and communication abilities—able to influence across all organizational levels.
- Proficiency in reading and interpreting architectural and construction documents.
- Expertise in project management platforms (e.g., Procore, Smartsheet, MS Project).
- Adept at managing budgets, vendor performance, and risk across regional portfolios.
- Willingness to travel frequently and manage distributed teams and sites.
- Strategic thinker with a proactive, solutions-oriented mindset.
