Siemens Real Estate (SRE) is the real estate entrepreneur of Siemens AG and one of the leading CREM companies. We are responsible for a real estate portfolio of 8 million square meters of office and production space at around 1,600 locations worldwide and manage it from a cost, transparency, and efficiency perspective.
As a real estate expert, you lead the Regional Asset Management unit South America (approx. 75000m² of building space).

What will your responsibilities be?
- You align the local strategy with the global asset and property strategy, including standards and guidelines, and ensure their implementation.
- You have an overview of the real estate market development, conduct market and location analyses, and ensure they are in line with the market.
- You develop real estate strategies to optimize space utilization according to customer needs and market development, and actively manage vacancies.
- You directly manage a total of 13 employees.
- You establish customer relationships in your RAM and support their goal achievement through appropriate real estate activities.
- You set and manage the goals for property management.
- You prepare investment applications and coordinate them internally within the Hub/SRE.
- You negotiate contracts including terms (e.g., price, termination conditions), prepare and conclude lease agreements (internal/external) on behalf of the owner.
- You evaluate and select external providers with the support of technical and operational property management.
- You identify and minimize operational risks and initiate corrective actions.
- You drive the continuous optimization of the real estate cost position in office and industrial buildings (IBIT optimization).
- You cooperate and support in the acquisition and disposal of real estate, especially in due diligence and contract negotiations for purchases and sales.
What requirements are we looking for?
- You have a bachelor’s/master’s degree, a commercial education, or equivalent professional experience with a real estate background, such as engineering or finance.
- You bring 10-15 years of experience in the operational real estate sector as well as advanced:
- commercial knowledge,
- project management,
- real estate development,
- opportunity/risk management.
- You have extensive expert knowledge in corporate real estate management, real estate market, strategic portfolio development, asset, property, and facility management.
- You have a strong customer orientation and excellent skills in stakeholder and especially service provider management.
- In addition to negotiation experience/skills, you possess comprehensive management and leadership skills (especially strategic thinking, assertiveness, motivational and persuasive ability, flexibility, and adaptability).
- You have basic experience in the digitization and decarbonization of real estate.
- You have very good Portuguese, Spanish and English skills, both written and spoken.
- This position will be based in Sao Paulo, Brazil, with additional responsibilities for Argentina, Colombia, Chile, Peru and Ecuador
