Job Description
The Role of the Associate Director of Real Estate is to lead a team of National Real Estate Managers across a large geography to produce new, freestanding locations from site selection through internal approvals, contractual negotiations, ground breaks, and openings, while improving system profits, income and return on investment. The focus of the position is to deliver the new restaurant opening plan, improve real estate processes, establish and participate in the planning processes, work with the various teams in home office that support development and provide support to the teams in the field in the areas of site acquisition methods and strategies for traditional new site identification and real estate development.
Responsibilities:
Lead team of National Real Estate Managers to develop, maintain, and execute a comprehensive, strategic market plan for a defined territory and lead bold new restaurant growth goals
Conduct site tours with National Real Estate Managers to approve proposed sites
Develop and maintain relationships with property owners, retailers and shopping center owners while proactively generating new real estate opportunities through opportunity Real Estate
Train or reinforce the training provided to the National Real Estate Managers to effectively use the tools and resources necessary to execute the Development Plan.
Partner with counterparts in coordination and construction to ensure projects move smoothly through due diligence, entitlements, and construction phases to a successful restaurant opening.
Support National Real Estate Director in the Opportunity Real Estate, Training, Acquisition Strategies and Execution of the National New Restaurant Plan.
Plan and implement initiatives and projects developed in home office.
Cultivate and promote working relationships with portfolio owners through the attendance and participation in meetings and conferences of national organizations.
Collaborate with other fields within McDonald's to maintain relationships with portfolio property owners to maximize McDonald’s holdings.

The expected salary range for this role is $149260– $190310 per year

Qualifications
BA/BS degree in a real estate or business field
Extensive corporate commercial real estate experience
Direct management of real estate teams that engage in ground up site acquisitions and commercial development
Expert knowledge of development financial concepts, practices and theories
Expert knowledge of legal real estate legal concepts relevant to new site acquisition
Expert to advanced knowledge of real estate analytics
Proven development of self, team and individual staff members
Strong level of credibility to effectively influence decisions to meet department goals
Excellent written and oral communication skills at all levels
Strong interpersonal and relationship leadership skills
Ability to travel approximately 60%+ of the time
Ability to engage and influence Senior-level executives and partners
Willingness to be flexible, adaptive, and to operate in a dynamic, fast paced environment
