What you’ll do
- Assist Vice President of Land with sourcing new land acquisition or disposition opportunities to manage overall asset portfolio
- Help develop land plans, project scheduling, budgeting, cash flows and a filing system
- Lead the development of the project/community vision and design
- Plan and lead multi-discipline meetings to gain alignment on community vision
- Participate in housing product development and translate into land planning
- Maintain industry and market presence and awareness
- Maintain strong relationships with vendors, brokers, government authorities and other community stakeholders
- Analyze potential land acquisitions and due diligence inspection materials
- Analyze potential land dispositions and provide due diligence inspection materials
- Develop and analyze land proformas and homebuilding proformas (required proficiency with Microsoft Excel)
- Perform necessary community coordination with Consultants for the completion of all necessary timelines and schedules
- Make Mattamy the “Developer/Builder of Choice” such that Mattamy has the first look at land opportunities
- Manage weekly land reports and update to Management Team
- Manage land acquisition and disposition processes
- Drive the overall community schedule from land use to community opening by leading the Bringing the community to market process with input from various department heads
- Coordinate with community management companies regarding homeowners’ association management tasks
- Manage payment of Community property taxes for all land assets held by the Division
- Mentor, train and support interns and other team members
- Perform other related duties as assigned
Planning Stage & Land Development Stage
- Assist Land Development Manager to achieve timely Community planning approvals of Re-zonings, General Plan Amendments, Preliminary Plats, Final Plats, Landscape Plans, Utility Plans, etc.
- Produce financial evaluations of all plan alternatives with input from Land Development Manager
- Assist Land Development Manager in reviewing Community engineering and landscape designs to meet schedules and achieve most timely/cost effective construction techniques and designs
- Process subdivision, utility, and pre-servicing agreements
- Ensure Sales, Marketing, Purchasing, Construction and head office have all information required for scheduling, sales and construction operations and functions
- Manage distribution of all contract documents, including construction plans, specifications, contracts, etc.
- Obtain all required permit and generate CMA graphs
- Coordinate the development of and manage all homeowners’ association and CDD documents
- Process subcontractor, consultant and supplier invoices for payment by A/P and manage lien waivers
- Manage letter of credits, bonds and certificate of occupancy hold agreements and pursue bond exonerations upon the completion of land development
- Provide support to Land Development Manager during the land development stage
- Assist the Land Development Manager and Vice President of Land to provide support for the investigation process, including reviewing reports, preparing schedules and budgets, meetings with municipalities, etc.
- Assist the Vice President of Land in developing and assembling Land Purchase and Disposition packages
- Produce financial reports for review by the management team
What you bring
- Bachelor’s degree, preferably in Engineering, Planning, Construction Management, Business, Finance, Accounting or related field
- 5 years + of direct/advancing experience in a similar role (preferred but not required)
- Excellent organizational and time management skills with ability to meet deadlines
- Computer proficiency in MS Outlook, Word, Excel and PowerPoint
- Advanced proficiency with Microsoft Excel and financial modelling is required
- Graphics program experience preferred but not required
- Experience in the homebuilding and land development industry required
- Excellent project coordination skills in assisting team’s work efforts
- Understanding of the entitlement and land development processes
- Strong business acumen including education in budget management
- Strong communication and negotiation skills – verbal and written
- Understanding of planning policies and regulations across mutable Florida Counties and municipalities is desirable
- Familiarity with land development and amenity construction budgeting/cash flows
- Self-motivated, independent, and detail oriented
- Concise writing and public speaking/presentation skills are required for reporting to senior investment committee
- Ability to cope in a fast-paced environment while managing multiple proformas and deadlines
- General aptitude for business and real estate finance
- Proven track record of excelling within a team-oriented and collaborative environment
- A self-starter with the capacity to work independently
- Ability to put together relevant market data and performing comparable project analysis
